What Houston does to a window
Houston sits fifty miles from the Gulf on flat coastal prairie, and the air that comes up from the water never really dries out. From River Oaks and Afton Oaks west along San Felipe to Tanglewood and Briargrove, and from Montrose and Upper Kirby north through Rice Military to The Heights, the houses sit under some of the biggest live oaks in Texas. Those oaks do two things to the glass. In March they drop catkins and a fine yellow pollen that coats every window, sill and screen, followed by the pines in April, and the rest of the year they shade the north and east sides of the house so the glass and screens stay damp and grow a gray-green film by midsummer.
Then there is the water. Houston’s municipal water is hard, and nearly every yard in River Oaks, Tanglewood and Highland Village has a sprinkler system that runs most mornings from April through October. The overspray hits the same lower panes every day and dries into a white mineral haze that a regular wash only softens. In June and July the Saharan dust arrives on the Gulf wind and settles on everything as a fine tan grit, and the summer storms and hurricane season throw leaf litter and grit at the glass through September. River Oaks, The Heights and Montrose are rebuilding constantly, and the concrete dust from job sites on Kirby Drive, Shepherd Drive and Heights Boulevard settles on glass for blocks.
A quarterly plan suits most Houston homes, with the inside glass done once a year, and many customers add a visit right after the March pollen. The larger homes in River Oaks, Tanglewood and the Boulevard Oaks streets have a great deal of glass, tall windows on the second and third floors and often steel casements or original wood sash on the older houses, and we clean them with water-fed poles from the ground and ladders where needed. We work River Oaks, Tanglewood and The Heights on their own days, work the whole street in one pass, and send a text the morning of each visit so nobody has to wait at home.

How much does window cleaning cost in Houston?
First-clean pricing varies by home size and service package. A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Lakefront and estate homes get a custom quote.
How often should windows be cleaned in Houston?
Quarterly keeps the pollen, mildew and sprinkler spots under control for most Houston homes, and we recommend an extra exterior visit right after the March live oak pollen for homes under the canopy in River Oaks, Montrose, Boulevard Oaks and The Heights. Homes with heavy irrigation in Tanglewood and Highland Village often go to every two months from April through October. Most people have the inside glass done once a year.
Can you get the hard water haze off the glass?
In most cases, yes. Houston water carries a lot of mineral, and sprinklers that hit the same lower panes every morning for a summer leave a white haze that a regular clean will not take off. Point it out on the quote form and we will assess it on the first visit, tell you what a dedicated treatment will remove, and show you which heads to adjust so it stops coming back.
Can you clean the steel casements and old wood windows on a River Oaks or Montrose home?
Yes. Many homes in River Oaks, Boulevard Oaks, Southampton and Montrose still have 1920s and 1930s steel casements, divided lights and wood sash. We clean the small panes by hand, use gentle methods on old glass and painted muntins, clean the hinges and tracks so the casements swing again, and tell you up front if a pane is too fragile to work on safely.
