What West University and Bellaire do to a window

West University Place and Southside Place are two small cities inside the Loop, south of Rice University, and Bellaire sits just west of them across Loop 610. All three were laid out in the 1920s and 1930s with live oaks planted along the streets, and those oaks now meet overhead on University Boulevard, Sunset Boulevard and most of the side streets. In late February and March they drop catkins and a fine yellow pollen that coats every window, porch and car for three or four weeks, and the rest of the year they shade the houses so the north glass and screens stay damp and grow a gray-green film by midsummer. The oaks in Southampton and Boulevard Oaks are older still.

Most of the original cottages have been replaced by two and three story houses that fill the lot, so the windows are close to the neighbors and close to the street, and they catch the dust from every teardown on the block. West U, Bellaire and Braeswood Place rebuild constantly, and the concrete and lumber dust settles on glass for blocks. Nearly every yard is irrigated with hard Houston water, and the sprinklers that run from April through October leave a white mineral haze on the lower panes. The Saharan dust comes in June and July as a fine tan grit, and the summer storms and hurricane season throw leaf litter at the glass and fill the gutters with oak leaves well into the fall.

A quarterly plan suits most West U, Bellaire and Southside Place homes, with the inside glass done once a year, and many customers add a visit right after the March pollen. Homes with heavy irrigation and new construction next door often go to every two months through the summer. These houses run to tall windows on the second and third floors, transoms over the front door and a wall of glass at the back facing a small pool, and we clean them with water-fed poles from the ground and ladders where needed, working carefully on the narrow side yards. We work West U, Bellaire and Braeswood on their own days and send a text the morning of each visit.

West University and Bellaire window cleaning questions

How much does window cleaning cost in West University and Bellaire?

First-clean pricing varies by home size and service package. A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Lakefront and estate homes get a custom quote.

How often should windows be cleaned in West University and Bellaire?

Quarterly keeps the live oak pollen, mildew and construction dust under control for most homes in West U, Bellaire and Southside Place, with the spring visit timed for right after the March pollen. Homes with heavy irrigation or a house going up next door often go to every two months through the summer. Most people have the inside glass done once a year.

Can you reach the third floor windows on a narrow West U lot?

Yes. Most of the new houses in West U and Bellaire are three stories with only a few feet between them, so there is no room to set a ladder on the side yard. We clean the tall glass with water-fed poles from the ground, which reach the third floor from the driveway or the street, and use ladders only at the front and back where there is room.

Can you get construction dust off the glass without scratching it?

Yes, and this matters when a house is going up next door. Concrete and lumber dust is gritty, and wiping it dry is how glass gets scratched. We wet the glass first, wash it with a soft brush or strip washer, then squeegee, so the grit floats off instead of dragging across the pane. Tracks and screens get the same treatment and hold most of the dust.
