What Katy and Cypress do to a window
Katy and Cypress were rice fields and open prairie thirty years ago, and they turned into the biggest master-planned communities in the state. Cinco Ranch, Grand Lakes, Seven Meadows and Firethorne in Katy and Towne Lake, Bridgeland and Coles Crossing in Cypress were all built around man-made lakes and golf courses, with few mature trees to break the wind. That wind is the first thing the glass deals with. It comes across the prairie carrying field dust and construction dust from the sections still going in along the Grand Parkway and FM 1463, and in June and July it brings the Saharan dust in as a fine tan grit on every window. The planted oaks in the older sections of Kelliwood and Nottingham Country drop pollen in March.
Then there is the water. Nearly every yard in Katy and Cypress is irrigated on a system that runs before dawn from April through October, and the water out here is very hard. The overspray hits the same lower panes every morning and dries into a white mineral haze that a regular wash only softens, and it is worst on the fairway lots at Cinco Ranch and Towne Lake and on the lakefront homes where the mist off the water adds to it. Homes on the lakes in Towne Lake, Grand Lakes and Bridgeland pick up boat and fountain spray on the water side. Hurricane season throws grit and leaf litter at the glass through September, and the humidity keeps the shaded north glass and screens damp enough for mildew.
A quarterly plan suits most Katy and Cypress homes, with the inside glass done once a year, and many customers add a visit right after the spring pollen and construction dust. Fairway homes at Cinco Ranch and Towne Lake and lakefront lots in Towne Lake, Grand Lakes and Bridgeland often go to every two months through the irrigation season to keep the haze from setting. Can you clean the lake side glass on a Towne Lake or Grand Lakes home?
Yes. Most lakefront homes out here have a wall of glass facing the water over a patio or a bulkhead, and we clean it with water-fed poles from the ground or the dock and use ladders only where the footing is safe. Tell us the number of stories on the water side on the quote form so we bring the right equipment, and let us know if the HOA needs notice for the dock.
