What Sugar Land and Pearland do to a window
Sugar Land grew out of the old Imperial Sugar plantation on the Brazos River, and Sweetwater, First Colony, Greatwood, New Territory, Riverstone and Telfair were built around lakes and fairways on what was cane and cattle land. The planted live oaks in First Colony and Sweetwater are mature now and drop catkins and pollen in March, and the lakes in Riverstone, Telfair and Lake Pointe put a mist on the water-side glass most mornings. Pearland and Friendswood, south of the city, have the same mix. Shadow Creek Ranch and Silverlake were built around lakes, and West Ranch in Friendswood sits along Clear Creek under the only stretch of old oaks and pecans in the area.
The water is the constant. Nearly every yard in all three cities is irrigated on a system that runs before dawn from April through October, the municipal water is hard, and the overspray hits the same lower panes every morning and dries into a white mineral haze that a regular wash only softens. It is worst on the fairway lots at Sweetwater and Riverstone and on the lakefront homes where the mist adds to it. Riverstone, Telfair and the Pearland sections off Highway 288 are still building, and the dust settles on glass for blocks. The Saharan dust arrives in June and July, and hurricane season throws leaf litter and grit at the glass and fills the gutters through September while the humidity keeps the shaded glass damp.
A quarterly plan suits most Sugar Land, Pearland and Friendswood homes, with the inside glass done once a year, and many customers add a visit right after the March pollen. Fairway homes at Sweetwater and Riverstone and lakefront lots in Telfair, Shadow Creek Ranch and Silverlake often go to every two months through the irrigation season to keep the haze from setting. These houses run to two-story foyers and great-room glass facing the lake or the course, and we clean them with water-fed poles from the ground and ladders where needed. We know the gate procedures at Sweetwater, Riverstone and the gated sections of Shadow Creek Ranch, work each section on its own day, and send a text the morning of each visit.

First-clean pricing varies by home size and service package. A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. How often should windows be cleaned in Sugar Land and Pearland?
Quarterly keeps the pollen, mildew and sprinkler haze under control for most homes in Sugar Land, Pearland and Friendswood, with the spring visit timed for right after the March live oak pollen. Fairway homes at Sweetwater and Riverstone and lakefront lots in Telfair, Shadow Creek Ranch and Silverlake often go to every two months from April through October. Most people have the inside glass done once a year.
Do you work inside Sweetwater, Riverstone and Shadow Creek Ranch?
Yes. We are set up for the gate procedures at Sweetwater and Riverstone and the gated sections of Shadow Creek Ranch and work each community on a regular day. Add us to your gate list or give us the procedure when you book, and we send a text the morning of each visit so you know when we are coming.
Can you remove the green film from shaded windows and screens?
Yes. Mildew on north-facing glass and screens under the oaks in First Colony, Sweetwater and West Ranch comes off with the regular clean, and it stays off longer on a plan because we get to it before it builds up. Screens are included in the Platinum package, and we clean the tracks at the same time so the sliders stop grinding on grit.
