What The Woodlands and Kingwood do to a window
The Woodlands was planned in the 1970s to keep the pine forest, and it did. Grogans Mill, Panther Creek, Cochrans Crossing, Sterling Ridge and Creekside Park all sit under tall loblolly pines with the understory left in place, and Carlton Woods, behind its gates off Woodlands Parkway, has the biggest homes in the county on wooded fairway lots. The pines drop a yellow coat of pollen in late March and April, the live oaks go a few weeks earlier, and pine needles come down the rest of the year into the tracks and gutters. Under the canopy the north and east glass stays shaded and damp through the humid months and grows a gray-green film by July. Homes on Lake Woodlands and in East Shore pick up a mist off the water as well.
Kingwood, thirty miles east on Lake Houston, was built on the same idea a few years earlier, and Kings Point, Fosters Mill and Royal Shores have the same pines, the same canopy and the same lake mist off Lake Houston and the San Jacinto River. In both places irrigation runs most mornings from April through October, the water is hard, and the overspray from sprinklers and the fairways at Carlton Woods, The Woodlands Country Club courses and Kingwood Country Club leaves a white mineral haze on the lower panes. The Saharan dust arrives in June and July as a tan grit on everything, and hurricane season throws pine needles and branches at the glass and fills the gutters through September. Creekside Park and the Grand Parkway corridor are still building, and the dust settles for a mile.
A quarterly plan suits most Woodlands and Kingwood homes, with the inside glass done once a year, and most customers add a visit right after the spring pollen. Fairway homes at Carlton Woods and Kingwood Country Club and lake lots on Lake Woodlands and Lake Houston often go to every two months through the irrigation season. These houses run to two-story foyers, great-room glass facing the course or the water and third-floor dormers under the pines, and we clean them with water-fed poles and ladders where needed. We know the gate procedures at Carlton Woods and East Shore, work each village on its own day, and send a text the morning of each visit so nobody has to wait at home.

The Woodlands and Kingwood window cleaning questions
How much does window cleaning cost in The Woodlands and Kingwood?
First-clean pricing varies by home size and service package. A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. How often should windows be cleaned in The Woodlands and Kingwood?
Quarterly keeps the pine pollen, needles and shade mildew under control for most homes in The Woodlands and Kingwood, with the spring visit timed for right after the April pollen. Fairway homes at Carlton Woods and Kingwood Country Club and lake lots on Lake Woodlands and Lake Houston pick up sprinkler haze and mist film faster and often go to every two months from April through October. Most people have the inside glass done once a year.
Do you work inside Carlton Woods and East Shore?
Yes. We are set up for the gate procedures at both and work each community on a regular day. Add us to your gate list or give us the procedure when you book, and we send a text the morning of each visit so you know when we are coming and the gate has our name.
Can you keep pine needles out of the tracks and gutters?
Yes. Pine needles are the main thing we pull out of window tracks and gutters in The Woodlands and Kingwood, and they hold water against the frame and the fascia when they sit. We clear the tracks on every visit, and the gutter plan at $25 a month has us clear the gutters, flush the downspouts and haul the needles away on a schedule timed for the spring drop and hurricane season.
