What Memorial Villages does to a window
The Memorial Villages are six small cities along Memorial Drive west of the Loop, and Hunters Creek, Piney Point and Bunker Hill hold some of the largest homes in Texas on one and two acre lots. The lots were cut out of the Buffalo Bayou bottomland forest, and the loblolly pines and live oaks were left standing. Those trees are the first thing the glass deals with. The live oaks drop catkins and pollen in March, the pines follow in April, and the canopy keeps the north and east sides of the houses shaded and damp the rest of the year so the glass and screens grow a gray-green film. Along the bayou in Hunters Creek and Piney Point the morning fog off the water pulls the pollen down onto the glass.
Then the sprinklers come on. Every one of these lots is irrigated, often on multiple zones that run before dawn from April through October, and the Villages draw hard water. The overspray hits the same lower panes every morning and dries into a white mineral haze that gets worse with every month it is left, and the walls of glass at the back of the house facing the pool take the worst of it. Teardowns are constant in Hedwig Village, Hilshire Village and Spring Valley, and the dust from job sites on Memorial Drive, Voss Road and Gessner settles on glass for blocks. In June and July the Saharan dust lays a tan grit on everything, and hurricane season adds leaf litter and pine needles through September.
A quarterly plan suits most Memorial Villages homes, with the inside glass done once a year, and most customers add a visit right after the March pollen. Homes with heavy irrigation in Hunters Creek, Piney Point and Bunker Hill often go to every two months through the sprinkler season to keep the haze from setting. These houses run to two-story foyers, great-room glass over the pool and third-floor dormers under the pines, and we clean them with water-fed poles from the ground and ladders where needed. A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Lakefront and estate homes get a custom quote.
How often should windows be cleaned in the Memorial Villages?

Homes with multi-zone irrigation and walls of glass over the pool often go to every two months from April through October to keep the hard water haze from setting. How do you handle a large estate with a lot of glass?
The larger homes in Hunters Creek and Piney Point can have a hundred or more panes, two-story walls of glass over the pool and third-floor dormers under the pines. We quote those individually after a walk-through, bring a crew sized for the house so it is done in one day, use water-fed poles from the ground for the tall glass, and set a regular day so the house is never left between visits.
Can you remove the hard water haze from the glass by the pool?
In most cases, yes. The back glass facing the pool gets both the sprinkler overspray and the pool splash, and the Villages’ hard water leaves a white haze that a regular clean will not take off. Point it out on the quote form and we will assess it on the first visit and tell you what a dedicated treatment will remove.
